Description of works

We aim to transform the Grade II listed former Victorian school located at 2 Great George Street in Leeds into 83no. luxury apartments.

Each 3,000 sq. ft. penthouse will be finished to the highest standard, offering excellent city views, large windows including floor to ceiling glazing throughout, a private roof garden with hot tub, plus an indoor and outdoor kitchen bar area.

In addition, it will feature designer fixtures and fittings, underfloor heating, and the latest smart home technologies. Alongside the communal roof-top garden, the development will also feature a private, on-site residents’ gym and concierge facilities.

Located in the city’s Northern Civic Quarter, just off Millennium Square, 2 Great George Street (Leeds) sits within a major regeneration zone and cultural hub known for its grand Victorian architecture.

    Site progress update, December 2023 – Great George Street

    Progress update at our Leeds city centre project. The Steel frame to create the new top floors is now complete along with the concrete metal decking, the lift shaft is nearing completion and the block work is going up on the outside walls.

    The fourth floor fire compartmentation is up to the ceiling and the party wall are in. the 1st fix is also ongoing and is around 30% complete. On the third floor the 1st fix and plastering are ongoing.

    The second floor duplex apartments are at all different stages with decorating, first fix plaster and 2nd fix joinery ongoing. The first floor is due for completion by the end of January with just the kitchens being fitted and decorating works ongoing.

    On the ground floor the show office is nearing completion and we cannot wait to show you the finished office.

    Site progress update, November 2023 – Great George Street

    Progress update, we have seen the completion of the stunning duplex show home apartment leading to a very successful show home launch for clients Priestley Homes.

    The steel beams and columns have been erected for the new 6th – 9th floors, this includes the cross bracings as we work along the entire new floors. The brick and block work to the new 5th floor and 6th floor parapet are at lintel height on all elevations and the lift shaft has been built up to the 7th floor.

    Internally drylining is continuing across all floors along with first and 2nd fix M&E.

    Site progress update, October 2023 – Great George Street

    Progress update at Leeds Most Exclusive Address, we have seen the concrete poured on the new fifth deck and after drying time we are now on with the final three levels of steel erection. The crane will be onsite for a period of three weeks to lift the steel into place as we now see a very rapid expansion of the rooftop. We will see it topped out and the roof will be on before Christmas.

    Internally the third and fourth floors are now formed with party walls going up and drylining continuing across all floors. Both the show home and show office are progressing quickly and will be ready to be shown before Christmas.

    This building will have sectional sign off where we will look to handover full floors in a progressive manner to our client @priestleyhomes. The handovers will be from the first floor upwards, as each floor completes.

    Site progress update, September 2023 – Great George Street

    Progress update at Leeds Most Exclusive Address, 2 Great George Street. We have achieved a key milestone for this development with all the metal decking for the newly formed fifth floor being fitted.

    2nd fix drylining, joinery and M&E has commenced on the stunning first floor duplex apartments. 1st fix M&E and dry lining is taking place on the remaining floors, along with the completion of the party walls. SVPs being installed throughout, as well as containment from the basement, up the risers and in to the corridors. Soffit boarding and the steel encasement is taking place on the third floor, where partitions will start going up in the coming weeks.

    The fitout stage is now gathering some real momentum, with the coming weeks also seeing concrete being poured on the new fifth floor, masonry being continued on the new parapet wall and steel recommencing to form the final penthouse levels.

    Site progress update, August 2023 – Great George Street

    Project update with Darren Commons, Contracts Manager and Mark Hoyland, Senior Site Manager at Leeds Most Exclusive Address.

    The ground floor office units are now at first fix stage. The first floor duplex apartments are at first and second stage fix with back boarding commencing. The second floor duplex apartments are seeing the party walls being fitted along with the fire boarding being over 80% complete.

    The steel work on the existing third floor is now complete which will create the third and fourth floors.

    Site progress update, July 2023 – Great George Street

    Progress update at our Leeds City Centre project, 2 Great George Street.

    Works are progressing well at our landmark project in Leeds, for our valued client and sister company Priestley Homes. On the ground floor the party walls are now fitted to the new offices and first fix has commenced in the common areas. The first floor has also seen the party walls installed to the new duplex apartment, with first fix M&E commenced. Staircases have been fitted along with the first-floor mezzanine flooring.

    The steel columns are now installed past the existing roof to the new fifth floor. This will now continue up and out of the building to create the stunning “glass box” addition, housing the bespoke and stunning penthouses.

    Site progress update, March 2023 – Great George Street

    Progress update for our Leeds city centre project. The new structural steel columns and beams at the basement and ground floor levels are now nearing completion, together with the adaptions to the existing steel frame at these levels and the mezzanine floor to the bicycle store. Over the coming weeks, new steel columns and beams will start at the 1st-floor level and continue up through the existing floors to form the new three-storey roof extension. The existing ground floor steel beams and columns have been sandblasted and the first primer coat is on, with the intumescent paint stage to follow in the coming weeks. The soft strip of the existing boarded fire protection to existing steel beams (the integrity of which cannot be proved in terms of fire) is complete on the ground floor and continues at upper floor levels. All the new replacement sliding sash windows are now installed up to and including the 4th floor.

    The dry liners and the M&E consultants start next week with fitting out the ground floor temporary offices and will continue to fit out the new office linings and partition walls.

    Site progress update, January 2023 – Great George Street

    The team are doing a fantastic job at our Leeds city centre development. All of the basement beams and caps have been cast. Brickwork has been pocketed out and padstones have been put in to allow the shifting of the steel PFC beams on the ground floor. Joists are being cut out to form openings for the new steel columns.

    We are also nearing the completion of our bespoke timber window replacements across the full existing building.

    Site progress update, December 2022 – Great George Street

    Our Leeds city centre project has seen more progression over the last month. On behalf of valued clients Priestley Homes, we have been appointed on a JCT Design & Build contact to deliver 83no. apartments 10k sqft of premium Grade A office spaces split into 8 separate spaces.

    All windows have now been installed on floors 1 and 3 with 2 nearing completion. Steel supports to the basement soffit have been completed and steel angles for beam and block areas 5 and 6 are now taking place. Groundwork is ongoing preparing reinforcements for the steel frame commencing in January.

    No expenses have been spared in creating Leeds most exclusive address for both residents and office occupants, whilst preserving the original features of this amazing building. This one is going to be special.

    Site progress update, November 2022 – Great George Street

    We are progressing well on our Great George Street project. The rebar and shuttering for the ground beams and pile caps are ongoing, together with the holding down bolts for the steel columns of the structural frame, which is due to commence imminently.

    The beautiful, bespoke windows are currently being installed on the 3rd floor, while on the 1st floor the windows have been hoisted up and will now be spread out into position for installation.

    We also have big advertising banners up on the corner of Woodhouse Lane & Rossington Street, currently advertising Netflix’s The Crown.

    Site progress update, December 2021 – Great George Street

    We will be adding a whopping 5no. floors to this listed building with the most challenging structural steel specifications.

    All existing suspended ceilings, floor finishes, mechanical and electrical installations have now been stripped back to the structure.

    Surveys have also been undertaken to establish the condition of the existing roof level parapet walls, with the structural engineer ready to progress his assessments of the existing structure with an aim to produce preliminary steel drawings.

    Ground and steel testing have been carried out to assess the suitability of the existing structure and foundations against our proposed strengthening works of the building in line with our development plans.
